The employer
Overlooking the Alde estuary, Snape Maltings is home to our world-famous concert hall and music facilities; it is also a popular visitor destination with independent shops, cafes, a restaurant, event venues and art galleries. The site is now largely owned by Britten Pears Arts, a Music & Arts based charity.
Britten Pears Arts operates over two sites, one at Snape Maltings in Snape and one at the Red House in Aldeburgh.
The job
As Head of Property Management you will take overall responsibility for the management and maintenance of all the charity’s properties at both sites, and other buildings in Aldeburgh, including an accommodation facility. You will also manage the services provided to the commercial and residential leaseholders.
This role will bring leadership, support and professional experience to the buildings management team, and you will work to develop a strong team spirit, setting clear targets with regular reviews.
You will also have responsibility for Health & Safety management, compliance, and for monitoring and leading our work on reducing carbon emissions.
You will develop in-depth knowledge and understanding of all our properties while working to key responsibilities outlined below:
- Planned and unplanned maintenance oversight and budget management for all BPA’s properties, including those operated by SMTL and their tenants, with careful and responsible procurement.
- Preparation of annual budgets, service charge certificates and communications with residential and commercial lessees and tenants. Includes management and stewardship of leases and licences.
- Grow relationships with tenants, neighbours, residents groups and stakeholders.
- Establish and develop strong relationships with internal colleagues/stakeholders.
- Create, manage and report on all relevant budgets, providing a monthly report to the COO.
- Responsibility for ensuring buildings and vehicles remain compliant with all legal requirements and statutory testing.
- Working with brokers, negotiate the most cost effective and efficient utility contracts for all premises.
- Liaise with professional advisers as required (legal, surveyors, architects, insurers).
- Act as chair of the H&S and Green Committees.
- Act as lead Fire and H&S Officer.
What you'll need
Experience within management of commercial and/or heritage property
Leading, managing and developing teams
Responsibility for planning and implementing maintenance programmes and budgets
H&S management and qualification
Experience of planning applications and listed buildings consents
A strong leader who values the views of others
Clear and articulate communication skills – written and verbal – able to reach a variety of audiences. ·
Excellent commercial nous and financial literacy.
Ability to multi-task and prioritise workload appropriately
Full driving licence and transport
Where you'll be based
The role is based at Snape Maltings but some travel and support to other locations within Suffolk will also be required
What you'll receive
£50,000 per annum as a full time equivalent salary
Working part time (21 hours per week/0.6) between Monday-Friday 9am-5pm
